Company lets operate outside of Housing Act Agreements and are typically used for Supported Living (Social Services), Rent to Rent, and Serviced Accommodation. These arrangements feature rents above market value and allow landlords to request up to two months' deposit and advance rent, which are not permitted in standard tenancies. Unlike regular tenancies, deposit protection is not legally required. The company is responsible for all maintenance issues, except for structural and central heating system matters. If an HMO (House in Multiple Occupation) license is needed, the company will apply for and cover all costs with the landlord's consent, and they will also handle any required private rent licenses. Properties can be taken furnished or unfurnished, with lease agreements typically spanning 3 to 5 years and rent reviews in the second year. We collaborate with reputable, financially robust companies in Supported Living, Rent to Rent, and Serviced Accommodations.
